Zoning & Appraisal Confirmation

Q2 2026

We are engaging a Santa Barbara County land use attorney to confirm the exact zoning designation and commission a 2026 appraisal. This establishes the current market value and strengthens the acquisition case.

Community Land Trust Formation

Q3 2026

The TeacherWorld Cooperative will form a California Community Land Trust (CLT) with a waqf endowment layer, ensuring the property can never be sold out from under the community — in perpetuity.

Founding Member Capital Round

Q4 2026

Founding Members will be invited to participate in the cooperative acquisition. The minimum viable capital threshold is $15M for the land deposit. Every contributor receives a proportional ownership stake.

Land Acquisition

2027

With CLT formed, capital secured, and legal review complete, the cooperative submits an offer on the More Mesa parcel. The asking price of $65M is 38% below the 2007 appraisal.

Phase 1 Construction

2027–2028

Precast Concrete main homes and SIPs ADUs begin on the 40 buildable acres. The botanical garden and apiary are established on the 225-acre commons. Glamping sites open for the first season.

Full Activation

2029+

Concerts, fairgrounds, concession operators, and the Teacher Regeneration Care Village come online. The cooperative reaches $8.88M annual NOI — fully self-sustaining and permanently endowed.
